RESC’s newest development, Sea Spray, located close to the beach and elevated in Niantic offers views and excellent value for people of all ages. Sea Spray will consist of 110 attached condominiums to be built over the next two years. Construction began in May 2006 and plans are to have a furnished Model and Sales Office and the first occupancy in September 2006.

Sea Spray is one of the best values on the shoreline. Prices start in the $250,000’s for the two bedroom townhouses and are currently offered for sale. Thirty-three or 30% of the units at Sea Spray are subject to long term price restrictions. The townhouse style condominiums are spacious and available in one, two, or three bedroom floor plans. There will be thirty-six one bedroom (929 SF – 1,006 SF) and thirty-six two bedroom (1,294 SF – 1,381 SF) stacked end units. The majority of end units are configured with the two bedroom unit in the upper level and the one bedroom unit being a handicapped accessible lower unit. However, there a few instances where this condition is reversed.

There will be seventy-four two bedroom townhouses with an unfinished Bonus Room. The standard two bedroom townhouse is 1448 square feet with 2 ½ baths, an unfinished Bonus Room, and a garage or full basement offering additional storage for bikes, kayaks, and more. The versatile townhouse floor plan offers two optional third floor Bonus Room configurations that are sizable and are great for a home office or additional bedroom. Buyers at Sea Spray can choose to finish the Bonus Room adding 378 square feet or 565 square feet to the already spacious unit. Buyers can also choose to add an optional bathroom in the Bonus Room.

The quality new construction at Sea Spray includes 2”x 6” framing, engineered web floor joists, 30 year architectural shingles, low maintenance vinyl siding, energy efficient double hung vinyl windows, propane fired forced warm air heat with air conditioning, a choice of oak, maple, or white all wood cabinets, and ceramic tile in the entry, kitchen and baths.
